Allowance rates
Local Housing Allowance (LHA)
rates are set by the Rent Officer, who works for the Department of
Work and Pensions.
Important information
Do you have a tenant aged 25 to 34 who lives alone or are you
thinking of renting private accommodation to a tenant aged 25 to
34?
The government is making a change to the way Housing Benefit is
calculated for single people aged 25 to 34, living alone and
renting private accommodation.
Please
read about this important change to Housing Benefit, which
could affect your tenant from 1 January 2012.
The table below shows the rates we will use to calculate the
maximum possible Housing Benefit (HB) for people affected by the
LHA. HB claims made, or treated as made, in a certain month will be
based on the appropriate LHA rate for that month.

From 4 April 2011, the maximum LHA will be the rate for 4
bedrooms.
From April 2012, LHA rates will be updated annually instead of
monthly. This means they will remain the same between April 2012
and March 2013
The LHA came into force on 7 April 2008.
