Our aim is to maximise people's choices and aspirations through a range of tenure types.

Increasing our provision of new homes

We work with affordable housing providers and funders to:

  • secure the development of schemes that meet the housing needs of Newham
  • support our wider objectives of building balanced and sustainable communities.

The supply of high-quality, accessible and environmentally friendly homes is key to our vision of creating and maintaining sustainable communities.

Our target is to provide 50,000 additional residential units up to 2020. In general, the council seeks 35 per cent affordable housing, of which 60 per cent will be for social rent and 40 per cent for low-cost home ownership and sub-market rent (also known as intermediate rent and discounted market rent). However, the specific proportions will vary in accordance with site characteristics.

Some of the schemes being developed in Newham are as follows.

  • Stratford City: 5,400 homes of which 4,200 will form the major part of the Olympic Village complex. Thirty per cent of the housing will be affordable with 60 per cent being for social rent and 40 per cent low-cost homes.
  • Silvertown Quays: This scheme will provide one of the largest regeneration schemes in Europe with around 5,000 new homes, 27.5 per cent of which will be affordable. The redevelopment will also provide a state-of-the-art aquarium known as Biota, along with shops, restaurants and other leisure facilities.
  • Bow Bridge: One Housing Group has acquired 122 affordable housing units in this 301-unit scheme. On site there are 38 social rent units and 84 shared ownership units. Toynbee will be providing five three-bed houses elsewhere in the borough.

What type of affordable homes can I find in Newham?

You can either buy or rent a property from an affordable housing provider.

There are low-cost homes to be owned for both low and moderately paid working households. Alternatively, homes can be rented either at a subsidised rent (social rented housing) or at a sub-market price (intermediate affordable housing).

You will also find housing provision for key public-sector workers as well as supported housing for more vulnerable members of the community.
