safety
The safety of the following types
of upholstered furniture and fittings will be controlled by the
regulations.
Fire safety in your home is mainly your responsibility
(unless you are in a home of multiple occupation). You can minimise
the risk by using these top tips.
If you have serious concerns about fire safety you can ask Private
Sector Housing to inspect the property. If the inspection
identifies a risk the council can take various actions with the
landlord to make the improvement email.

Furniture furnishings
Make sure any furniture and furnishings landlords provide meet the
fire resistance regulations.
What type of furniture needs to comply?
• Furniture intended for private use in a dwelling e.g.
chairs, sofa.
• Beds, headboard and mattresses
• Cushions and seat pads
• Pillows
• Nursery and children's furniture
The regulations do not apply to furniture made before
1950.
How will I know that my furniture complies?
As a general rule, only furniture manufactured since 1988 is likely
to comply with the regulations. Check all furniture in your
property, and ensure there is a permanent label fixed to it.
Items of furniture that do not have the fixed labels showing they
comply should be replaced. You are advised not to use them in any
letting, until you have obtained evidence that they comply. You are
reminded that it is a criminal offence to supply furniture that
does not comply, which can result in a fine up to a maximum of
