Building Demolition Guidance

The Building Act 1984 imposes a number of duties on anyone who intends to carry out demolition work, including giving advance notice to us of the intended demolition, specifying the building, its address and the extent of the demolition works.

If you are planning to demolish a building it is likely that you will be required to serve a notice on us. Our guidance gives advice on how you should do this and outlines other important aspects of the demolition process.

    Planning

Sometimes additional permission is required under planning legislation, particularly if the building is a dwelling, adjoins a dwelling house, is listed or is within a conservation area.

  • Counter Notice

On receipt of the Section 80 notice, Building Control will issue a counter notice.

  • Exemptions

The Building Act 1984 gives specific exemptions to certain buildings, which if applicable, means that a notice under Section 80 of the Building Act 1984 would not be necessary.
