Come to our new homes consultation event on 17 October

 
We are building all over Newham and have a target of 1,056 social rented homes by 2022.

As part of the first phase of our Small Sites Programme we would like to build 39 of these in Canning Town, Forest Gate and Stratford.

A
consultation evening about these will be held at the Chandos Community Centre, Colgrave Road, Stratford E15 1DZ from 4 - 7.30pm on Thursday 17 October. This is an opportunity to look at what we are proposing and to ask questions.

Newham council's affordable housing company

We are committed to providing affordable homes for residents. In October 2016, we registered an affordable housing company to deliver housing for Newham residents, by purchasing properties from schemes and developments in the borough.
 
Our ambition for the company is that no matter what they earn, tenants will not have to pay more than 30 per cent of their gross incomes on housing costs. Properties through the affordable housing company will be available at a blend of different submarket rents including rental bands at 80, 60 and 40 per cent of market rent where possible. The number of properties in each band will depend on the level of subsidy the council can afford to inject. As the offer develops and the council is able to increase its subsidy, more homes will be provided in the lower bands.
 
The affordable housing company provides an opportunity to residents to live work and stay in the borough.

Future housing in Newham

We are planning for 40,000 more homes in the borough between 2011 and 2027. We will build some of these, housing associations and private developers will also build homes to rent or buy.
 
Our planning policy states that:
  • 39 per cent of those new homes will have three or more bedrooms
  • between 35 per cent and 50 per cent of all housing developments of ten or more homes will have to be affordable housing.

More council homes

New affordable homes for rent

We have a £6.6 million grant from the Greater London Authority (GLA) to buy and develop 220 homes for rent between 2011 and 2015. We will let these homes at either traditional social rent or affordable rent. 196 of these homes will be three-bedroom family homes.
 

NewShare – Newham’s shared equity scheme

We will sell about 1,200 homes in Newham, made up of new build and existing homes, through NewShare, our shared equity scheme.
