Letting your property to us

If you have a property ready to let, we have families who can move in immediately.

The tenancy agreement would be between you and the tenant. It would not be between you and the Council or the tenant and the Council.

We ask that you offer:

  • an assured shorthold tenancy for 12 or 24 months / periodic tenancy (from May 2026)
  • Local Housing Allowance (LHA) level rent or we can discuss your desired rent level

Check the current LHA rate for your property.

You will need to provide:

  • a gas safety certificate
  • an electrical safety certificate
  • a fire risk assessment certificate (if applicable)
  • smoke/heat alarm(s)
  • a carbon monoxide alarm (where appropriate)
  • property photos
  • a clean working oven/hob
  • a clean working fridge freezer
  • window restrictors on all windows
  • an energy performance certificate (EPC)
  • a property licence (if property is within a selective licencing area)
  • andlord/estate agent accreditation
  • a copy of the signed tenancy agreement

You will need to be a member of the London Landlord Accreditation Scheme (LLAS) and we will support you to obtain this.

Your property must be licenced under our private rented property licensing scheme.

We will offer you:

  • a reservation fee (where required)
  • one year’s rent guarantee insurance*
  • one month’s rent deposit (where required)
  • no hidden fees or commission charges
  • payment within 4 to 10 working days of tenancy agreement being provided to the Council
  • a full income and expenditure assessment to determine affordability for the prospective tenant
  • a tenancy settlement service to ensure the letting process goes smoothly

*Insurance policy purchased is for 12 months via Help2Insure.
