Mayor welcomes new dockside development

Newham’s Mayor today welcomed news of an exciting waterfront development that promises to bring 560 new affordable homes to the borough.

Rokhsana Fiaz OBE, said the five hectares of brownfield land at the Limmo Peninsula, which is within the Royal Docks and Beckton Riverside Opportunity Area will transform the location and provide incredible opportunities.

The announcement of the new build was made today by Places for London – Transport for London’s wholly owned property company – as it unveiled Ballymore as its joint venture partner.

The development will see around 1,400 homes built, with 40 per cent of these projected set to be affordable.

It will also see a new bridge from the Limmo Peninsula to Canning Town, as well as the construction of new publicly accessible green open space and a new river walkway to link Canning Town underground station to Thameside West to the south.

Mayor Fiaz said: “It has been nearly half a century since the docks and much of the industry that surrounded it being closed down.

“So, Newham is proud to be working in partnership with Places for London towards this exciting opportunity with the wider vision for Canning Town. Together, we are committed to ensuring that the Limmo Peninsula reflects the unique character and evolving needs of our borough.

“Canning Town is undergoing significant transformation. Over the next decade, the area will see 10,000 to 15,000 new homes delivered, including 1,700 through our Council’s Estate Regeneration Programme, alongside major developments such as logistics hubs and a hyperscale data centre on Bidder Street.

“Council-led initiatives will further support enterprise, improve connectivity along the River Lea, and strengthen local high streets, including through the new Canning Town Heritage Centre. These efforts will help shape a vibrant, inclusive, and sustainable neighbourhood, one where our community can grow, connect, and thrive.

“We look forward to continuing this collaboration and creating even more opportunities for local our residents and businesses.”

The land, close to Canning Town Tube station, has a fascinating history, playing a major role in the building of the Elizabeth Line.

In the 19th Century it was used by industry including the Thames Iron Works. More than 200 years later it provided the space for the tunnelling machines for constructing London’s newest Underground line to be lowered into the ground.

The new neighbourhood will be well connected, with Canning Town station, which is served by Tube, Docklands Light Railway and Elizabeth line and bus services, a short walk away.
