Newham unveils 48 new affordable homes at Burgoynes Depot, East Ham

Newham has delivered 48 new genuinely affordable, energy‑efficient homes at Burgoyne’s Depot in East Ham, preserving heritage while supporting its goal of 1,000 new council homes by 2027.

Newham Council has unveiled 48 new genuinely affordable properties in East Ham, as part of the council’s ambitious Affordable Homes for Newham programme.

Delivered in partnership with Bugler Developments, the development has transformed the historic Burgoyne’s Depot industrial site into high-quality housing designed to meet the needs of residents.

Mayor of Newham, Rokhsana Fiaz OBE, said: “Everyone deserves a safe, secure and affordable place to call home.

“Developments like Burgoyne’s Depot mean local families can stay in the borough they love, in homes that are warm, energy-efficient, and genuinely affordable.

“This is part of our commitment to building a fairer Newham and leaving a lasting legacy for future generations. We’ve already delivered around 855 genuinely affordable homes and are on track to reach 1,000 new council homes by early 2027 - creating the homes and communities our residents deserve.”

The homes have been delivered on council-owned land through Newham’s direct housing delivery programme, funded through the council’s Housing Revenue Account (HRA) alongside grants from the Greater London Authority.

The homes are offered at social rent levels - around 60% of market rent, ensuring they remain affordable for local families while providing high-quality, energy-efficient homes residents can afford.

Designed on Passivhaus-inspired principles, a building standard delivering ultraefficient, low energy homes, the development prioritises sustainability, helping reduce carbon emissions and energy consumption while keeping homes warmer and lowering energy bills for residents.

The scheme also incorporates elements of the late Victorian chemical factory, preserving the site’s heritage while revitalising the area with improved landscaping and open spaces for residents and the wider community.

East Ham is seeing growing investment through Newham’s housing programme, with new developments helping to revitalise neighbourhoods while delivering the affordable homes local people need. Nearby, Noel Gordon House, the council’s 100% affordable later living scheme, is also helping transform the area and has been nominated for a 2026 RIBA award, recognising the borough’s commitment to high-quality, sustainable design.

Newham’s housing delivery programme launched in 2021 and is already delivering homes across the borough, including larger estate regeneration in Custom House, Canning Town and Carpenters Estate.

The programme prioritises family-sized homes and wheelchair-accessible homes, ensuring the housing being delivered reflects the needs of residents and supports inclusive communities.
