New genuinely affordable and high-standard homes now ready for residents in Forest Gate

This week, Mayor Rokhsana Fiaz OBE was handed the keys to Lucel Tate House, a development of 8 new homes which will be available for affordable social rent tenure. Lucel Tate House is the very first new-built development in 2023 delivered as part of the accelerated affordable homes delivery program which is aiming to deliver 1,000 social rent homes residents can afford, as part of the Mayor’s promise during her first Mayoral term.

The new homes at Lucel Tate House aptly named after the famed local community activist who influenced a shift in public policy in social care and housing, have been designed to very high standards to become low-energy homes as part of the Council’s aim to build new homes that address the climate emergency and affordability.

Mayor Fiaz said: “In Newham, one of the key focuses of our ambitious housing delivery strategy has been the delivery of genuinely affordable new homes which I am pleased to say we have delivered at Lucel Tate House. We are well underway in our plans to deliver on our promise to start on building 1,000 new council-owned homes by May 2022 as part of my first Mayoral term promise and have so far completed 233 new homes with an additional 300 due to be delivered to residents by the end of 2023/24.In terms of my current term 1,000 new homes promise, we have also contracted on 263 new homes already.

“I was extremely pleased today to officially receive the keys for Lucel Tate House which will soon become home for 8 new families who have been carefully chosen from the Council waiting list to ensure we are prioritising the neediest first. I hope in time, their new home will support them to have a fresh start and wish them every happiness in their new homes.

“Our efforts to tackle the deep housing crisis which has persisted in Newham continue at a rapid pace and we look forward to being able to deliver more new and affordable homes for those on the housing register in the next few months.”

The four-storey development will house 8 apartments consisting of two flats at ground level which are 1 bedroom 2 person homes, with six larger flats at upper levels which are 2 bedroom 4 person homes. Each of the homes has been designed with energy efficiency at the core with an air source heat pump and MVHR ventilation system within each home.

The flats have well-proportioned rooms which can be furnished easily and in different ways. The ground floor accommodates a common entrance space which gives direct access to shared garden space to the rear. Common facilities on the ground floor include plant, cycle storage and refuse rooms.

All the homes at Lucel Tate House have been allocated for residents on an affordable rent tenure.
