Q: How will my tenancy be affected?
A: On 1 May 2026, most existing tenancies become assured periodic tenancies. You can stay in your home until either you or your landlord end it following the law.

Q: Can my landlord evict me without a reason?
A: No. Section 21 evictions are abolished. Evictions now require a valid legal reason called a possession ground.

Q: Do I need a new tenancy agreement?
A: Only if there is no written record of your tenancy. Otherwise, your landlord must give you the government’s Renters’ Rights Act 2026 Information Sheet.

Q: Can my rent be increased?
A: Yes, but only once per year, using the legal process. You must receive written notice at least 2 months before any increase.

Q: Can I keep a pet?
A: Yes. You can request to keep a pet, and your landlord cannot unreasonably refuse.
